Cavity wall ties are a vital part in the integrity of a structure. They bind blockwork and brickwork together, keeping walls in place and the building sound.

Wall ties are put in place in the cavity during building and can often start to corrode. This can lead to failure with a major effect on the building. At its worst, it might necessitate vast areas of brickwork and blockwork requiring dismantling and rebuilding.

It is recommended that regular checks are carried out so that failed walls ties can be replaced before catastrophe strikes.

Our fully-qualified surveyors are equipped with specialist apparatus such as endoscopes to carry out a thorough inspection on the condition of wall ties.

Externally, there are visual indicators which can suggest the need for more professional investigation.

1 – Vertical or horizontal cracks in brickwork. As the tie corrodes, the rust or metallic oxide that is produced takes up more space than the original tie and the bricks above and below are forced apart cracking the mortar bed.

2 – Bulging Brickwork. Expansion in the mass of corroded wall ties forces the outer wall skin either up or down.

3 – Cracks or separation of window reveals. Usually evident on the internal walls when expansion and movement causes gaps and cracking to appear between the window frame and the window reveal.

4 – Lintels sagging or pushed upwards or downwards. Can also affect window sills.
